2.3.1 Main Heating System

Switch2 are the energy supplier and are responsible for providing the heating and water for the development which will be fed into your apartment via the communal heating system located in the basement.

The hot water from the communal boilers enters your apartment via pipework above the front door and then connects to the Heat Interface Unit (HIU) in the hallway cupboard. This HIU effectively acts as a traditional combination boiler and boosts the temperature of the water to provide the apartment with instant hot water for the taps and showers and the underfloor heating system.

The HIU contains two plate heat exchangers (PHEs) which have pipework connecting them to the central boilers. One PHE takes heat from these pipes and transfers it to your underfloor heating system, which will work in the same way as if you had your own boiler. The other PHE will take heat from the pipework and use it to generate your hot water. As this only occurs when you open your hot taps, there is no need for a hot water storage cylinder, much like a combination boiler. Hot water is available on demand.

The HIU (and heat meter contained within it) and all pipework leading up to it are owned by the Landlord and under no circumstances should you tamper with this equipment or remove the protective cover.

If you do experience any problems with your heating and/or hot water please refer to the Heating and Hot Water defects procedure set out in Section 8.0.

Switch2 will undertake an annual maintenance inspection of the HIU to make sure that it is functioning properly. This inspection will be arranged to coincide with the start of winter when the temperature will start to change and the use of your heating system increases. At the appropriate time a representative from Switch2 will contact you to arrange access to facilitate this inspection. Please ensure that your contact details are kept up-to-date with the Ipsus Aftercare Department and the Managing Agent in order to avoid undue delays with this process.

Please do not turn the heat interface unit off. It must be left on at all times. The only time the unit should be turned off is when servicing is being carried out. The isolation switch is located next to the unit and is labelled “HEAT INTERFACE UNIT”

The Switch2 G6 meter located in the cupboard with the HIU is a data collection system. It uses secure GPRS communications for automated meter reading and billing.

This system is powered by a 230V mains electricity supply. Please DO NOT attempt to undertake any maintenance. The System should only be installed, programmed, removed or dismantled by a Switch2 technician.
