2.10 Ventilation

Within the Bedford House development a number of different types of system have been utilised throughout the scheme and depend on where your new home is located. Information is therefore specific to your individual apartment and to access the relevant documents and explanations for the use of the equipment please select your apartment number from the menu below.

UNITS 2, 11, 12, 14, 16, 17, 18, 19, 21, 23, 24, 25

The ventilation in your apartment is provided by a Vent-Axia mechanical ventilation and heat recovery system (MVHR) which is designed to extract moist air from the kitchen, bathroom / en suite whilst at the same time providing clean air to the living room and bedroom areas. This is achieved by a cross flow plate heat exchanger within the MVHR which reclaims the majority of the heat from the stale air that is being extracted from the apartment and uses the energy to pre-warm up the clean incoming air supply. In addition to pre-heating the air that is supplied into the rooms, the heat recovery ventilation unit also filters the incoming air and removes any fine particles passing through it improving its cleanliness.

The Vent-Axia Homeowner System Guide can be viewed by clicking here.

One of the benefits of an MVHR system is that it means it is not necessary for windows and patio doors to be opened so frequently thus creating a cleaner and healthier environment by reducing your exposure to airborne pollution. It also means that you do not lose the heat you’ve paid to be generated, like you would with a standard ventilation system, as the MVHR system will recover up to 95% of this heat energy.

The MVHR unit is located in a cupboard in the hallway and is designed to run continuously on trickle mode. The equipment uses very little energy and is designed to be economical to run costing on average less than a pound a week in electricity.

As well as improving air quality the equipment also helps prevent the build-up of moisture by removing steam, condensation and odours during bathing and cooking and prevents black mould forming on the walls, behind cupboards etc. It will also help to stop the dampness that you can get in your cupboards and wardrobes, on your clothes and furnishings, caused by poor ventilation.

If you cannot hear the ventilation system working, hold a tissue near one of the ceiling grilles to see if it moves, in the bathroom the tissue should be drawn upwards. In areas such as living rooms and bedrooms the grilles reintroduce air, so the tissue should be blown downwards.

Do not switch off the isolator switch, unless maintenance is being carried out.

BOOST FACILITY

The MVHR system has a boost facility which increases the extraction speed from the kitchen, bathroom and utility in the cupboard in the hallway. The boost function is triggered when the sensor detects moist air.

It will remain in boost mode until humidity in the area has cleared and then return to trickle mode.

The system can also boosted by the homeowner in the following ways:

  • When the light in the bathroom is turned on
  • When the extractor hood above the hob is turned on.
  • When the boost button on the front of the MVHR unit is pressed.

Once the manual button has been used, then the system will continue to operate continuously for two hours. Please do not push the button again to try and switch it off.

CEILING EXTRACT GRILLES

You will see a number of ceiling grill terminals located in the ceiling through the dwelling.

Please note the ceiling grill terminals have been pre-set to give the correct amount of ventilation for the property so it is important that:

• they are not disturbed or adjusted
• they are not decorated over
• items are not hung from them such as Christmas decorations
• they are kept free from dust

In bathrooms and en suites the grill terminal is recessed into the reveal for the bathroom LED strip light above the mirror. The reveal is wide enough to enable the vent to be accessed if required for example if it requires cleaning or dusting. A step-ladder will be required. Please do not stand or lean on the basin.

MAINTENANCE

The MVHR unit requires periodic maintenance and has been designed to facilitate access to enable this to be carried out easily. Filters should be cleaned and replaced as shown below when indicated by the unit control panel at varying intervals depending on the external environment. The LCD display panel will indicate when maintenance is required.

Information on obtaining replacement filters and spares can be found on Vent-Axia’s website please visit: https://www.vent-axia.com/range/replacement-filters

KITCHEN EXTRACTOR HOOD

A kitchen extractor hood has been installed to withdraw air to the outside via a vent.
Please ensure your kitchen extract unit is switched on when you use the cooker or hob.
You can increase the extraction speed by using the fan control settings. There are two different speeds.

Never use the cooker hood without a grease filter. Failure to do is potentially a fire hazards.

It is essential that the manufacturers’ recommendations on how frequently the filter in the hood should be changed in order to allow it to operate at its optimum efficiency are followed. Based on a typical use of 1–2 hours a week filters would need maintaining every 8–10 weeks.

Information on how to clean and replace filters can be found by clicking here.

UNITS 1, 3, 4, 6, 8, 10, 15, 20, 22, 27, 28, 29

The ventilation in your apartment is provided by a mechanical vent extract system with individual fans and grilles located in each of the rooms.

BATHROOMS AND EN SUITES

Vent-Axia Silouhette extract fans have been provided in the bathrooms and en suites to extract moist damp air.

The fan has a built-in humidistat sensor and will automatically come on as required (for example when bathing or showering). The fans are also activated when the light is turned on and are designed to run until humidity in the area has cleared, so will continue to operate for a short period even after the light has been turned off.

HALLWAY CUPBOARD

A Vent-Axia Solo Plus extract fan has been installed in the hallway cupboard and should be used when the washer drier is on. It is is controlled via the light switch within the cupboard.

When the light switch is turned off the fan will continue to run for approximately 30 minutes and then switch itself off.

The mechanical extract fans use very little energy and are designed to be economical to run. The fans do not have any filters and require no maintenance other than occasional dusting if required.

If you cannot hear the ventilation system working, hold a tissue near the fan unit to see if it moves, the tissue should be drawn upwards.

Do not switch off the isolator switch, unless maintenance is being carried out.
