11.1 Windows and Doors

The window and patio doors in your apartment are metal framed aluminium. The aluminium will not require any form of maintenance other than being wiped down with a damp cloth to keep the frames clean (any excess water should be wiped off) to avoid streaking or future staining.

The outside face of all windows and external doors as well as both the inside and outside of the glass balustrade to the balcony will be cleaned once a quarter by the managing agent as part of the on-going estate services paid for out of the service charge. In order to carry this out, access will be required onto your balcony but this will be achieved from the outside of the building using an abseil rope and so no access will be required through your apartment. If there is any furniture or other items on the balcony the window cleaners will work around them.

You will notice that in the bottom of your glass balustrade a notch has been cut out. This is not a defect with the balustrade but is included within the design to enable the abseiling rope to be passed through it and connected to an anchor bolt that is recessed within the balcony, thus enabling the window cleaning to be able to abseil down the outside face of the building without the need to run the ropes over the top of the glass balustrade which could cause damage to it.

The inside face of the glazing to all of the windows and patio doors is your responsibility to keep clean and this should be carried out periodically using a soft cloth and warm water with a light detergent.
